The price depends on the apartment's size, condition and the scope of the work. We always provide a clear cost estimate before we begin, and as a private individual, you can deduct 30% of the labor cost through the ROT tax deduction.
It varies with the scope of the project. Because we work as turnkey contractors with no middlemen, we keep the timeline intact from start to finish, and give you a realistic estimate as early as the planning stage.
For smaller projects, often yes. For a complete renovation involving plumbing and electrical work, it is rarely practical. We will walk you through what applies to your specific apartment at the initial home visit.
An apartment renovation with Unikum Bygg follows six steps. It begins with a home visit where you describe how you want it. When needed, a designer goes through drawings, materials and practical details, and we help with measurements. Once you have approved the cost proposal, we agree on a start date and a timeline, and before work begins you meet the project manager. Our craftsmen then carry out the work room by room, and the project closes with a final inspection.
Often, yes. In a co-op apartment (bostadsrätt), the Swedish Housing Cooperatives Act requires the board's permission for work on load-bearing structures, changes to pipes for water, drainage, heating or gas, and other significant alterations to the apartment. Purely surface work generally needs no permission, but many associations have their own rules, for example on impact sound when new floors are laid. Unikum Bygg goes through what your renovation involves at the home visit, so you can apply for permission in good time.
Yes. The ROT deduction is 30 percent of the labour cost, up to SEK 50,000 per person per year under the 2026 rules, within a combined ROT and RUT ceiling of SEK 75,000. Materials and travel do not qualify. If you own the apartment together and share the cost, each of you can use your own allowance, which matters on a whole apartment. Unikum Bygg applies the deduction directly on the invoice.
Unikum Bygg works mainly in central Stockholm, in Vasastan, Östermalm, Kungsholmen and Södermalm, and takes on projects across the Stockholm area. Several of our apartment projects, such as Vikingagatan 21 and Vikingagatan 13 in Vasastan, are in turn-of-the-century buildings, where the stucco, ceiling heights and herringbone parquet were preserved while the kitchen and bathroom were rebuilt.
Choose Request a quote here on the site and tell us briefly about your project, ideally with a floor plan or a few photos, or call 073-985 01 42 or email info@unikumbygg.se. Unikum Bygg usually replies the same day. The next step is a home visit, after which you receive a clear cost proposal.
