At Unikum Bygg it begins with a home visit, where you describe your vision and ask questions. When needed, a designer reviews drawings and material choices, after which you receive a clear cost proposal. Once the quote is approved, we agree on a start date and timeline. The simplest first step is Request a quote here on the site, or call 073-985 01 42 or email info@unikumbygg.se.

One party takes full responsibility for planning, coordination and execution. You have a single dedicated point of contact throughout the project, and responsibility for the work environment sits with us rather than you. It rarely costs more than hiring tradespeople separately, since the coordination itself becomes more efficient.

Yes. When Unikum Bygg renovates your home, you can as private individuals use the ROT deduction, which under the 2026 rules is 30 percent of the labour cost, up to SEK 50,000 per person per year. It covers the work, not materials or travel, and is applied directly on the invoice. ROT and RUT together may not exceed SEK 75,000 per person per year.

It varies with the size and scope of the project, with whether plumbing and electrical installations need to move and, in a co-op apartment, with when the association has given its approval. Your quote from Unikum Bygg includes a clear timeline, and we hold to it from start to finish.

Yes, we always guarantee the work we carry out. Every project closes with a final inspection confirming everything matches what you asked for, and we document the work so you feel secure long after the project is complete.

Unikum Bygg works across all of Stockholm, with an emphasis on the inner city: Vasastan, Östermalm, Kungsholmen and Södermalm. We have also completed projects in Bromma, Djursholm, Lidingö, Nacka and Sollentuna, among other places. Our address is Runiusgatan 3 on Kungsholmen.

In a co-op apartment (bostadsrätt), often yes. Under the Swedish Housing Cooperatives Act, the board's permission is required for work on load-bearing structures, changes to pipes for water, drainage, heating or gas, and other significant alterations to the apartment, which bathrooms and kitchens often involve. Many associations also have their own rules. Bring the association's guidelines to the home visit, and Unikum Bygg will take them into account from the planning stage.

Yes. Unikum Bygg is a close-knit team with long experience and the certifications required, including for extensive bathroom renovations. A bathroom calls for a licensed electrician, plumber, carpenter and tiler, and when we bring in an outside partner, we hold them to the same standards of certification and qualification as ourselves.
